Conventional documents
The most common loan for buyers with solid credit. As little as 3% down for qualified borrowers.
- Government-issued photo ID — Driver's license or passport
- Most recent 30 days of pay stubs
- W-2 forms for the past 2 years
- Federal tax returns for the past 2 years — All pages and schedules
- Bank & asset statements for the past 2 months — All pages, including blanks
- Signed purchase agreement — For a purchase
- Gift letter and donor bank statement — Only if using gift funds
FHA documents
Flexible credit and low down payments, backed by the Federal Housing Administration.
- Government-issued photo ID — Driver's license or passport
- Most recent 30 days of pay stubs
- W-2 forms for the past 2 years
- Federal tax returns for the past 2 years — All pages and schedules
- Bank & asset statements for the past 2 months — All pages, including blanks
- Signed purchase agreement — For a purchase
- Letter of explanation for recent credit inquiries or derogatory items — If applicable
VA documents
No down payment and no monthly mortgage insurance for eligible veterans and service members.
- Government-issued photo ID — Driver's license or passport
- Most recent 30 days of pay stubs
- W-2 forms for the past 2 years
- Federal tax returns for the past 2 years — All pages and schedules
- Bank & asset statements for the past 2 months — All pages, including blanks
- Certificate of Eligibility (COE)
- DD-214 — Or a current Statement of Service if active duty
- Signed purchase agreement — For a purchase
Jumbo documents
Financing above conforming loan limits for higher-priced properties. Stronger reserves are typical.
- Government-issued photo ID — Driver's license or passport
- Most recent 30 days of pay stubs
- W-2 forms for the past 2 years
- Federal tax returns for the past 2 years — All pages and schedules
- Bank & asset statements for the past 2 months — All pages, including blanks
- Reserve statements (2-6 months of housing payments) — Cash, retirement, or investment accounts
- Additional investment/retirement account statements
- If self-employed: 2 years business returns + year-to-date P&L
Investment property (DSCR) documents
Qualify on the property's rental income instead of your personal income. No pay stubs, W-2s, or tax returns.
- Government-issued photo ID
- Signed purchase agreement — For a purchase
- Current lease(s) or market-rent estimate (Form 1007)
- Landlord/homeowners insurance quote or policy
- 2-3 months of bank statements — Down payment and reserves
- Schedule of real estate owned + mortgage statements for other properties — If applicable
- LLC operating agreement, articles of organization, and EIN letter — If titling in an entity
Bank statement (self-employed) documents
For self-employed borrowers. Qualify on bank deposits rather than tax returns.
- Government-issued photo ID
- 12-24 months of personal or business bank statements — All pages
- Business license or proof of self-employment (2+ years)
- CPA or tax-preparer letter — Confirming self-employment, if available
- Year-to-date profit & loss statement
- Bank & asset statements for down payment and reserves
Refinance documents
Lower your rate, change your term, or take cash out of your existing home.
- Government-issued photo ID — Driver's license or passport
- Most recent 30 days of pay stubs
- W-2 forms for the past 2 years
- Federal tax returns for the past 2 years — All pages and schedules
- Bank & asset statements for the past 2 months — All pages, including blanks
- Current mortgage statement
- Homeowners insurance declaration page
- Most recent property tax bill
- Closing disclosure or note from your current loan — If available
